Council OKs two housing proposals

Two residential developments received approval from the Dublin City Council this week.

A mixed-income apartment complex proposed by developer Braddock and Logan got rave reviews from council members. The 108-unit complex has 88 affordable units, 19 market-rate units and one manager's unit.

When the complex was first proposed to partially satisfy the city's affordable housing requirement for Braddock and Logan's Positano -- a 1,043-unit development east of Fallon Road -- it was made up of affordable rentals exclusively. The council asked Braddock and Logan to mix in the market-rate units.

"I truly believe we need to mix market-rate (units) with affordable units," Vice Mayor Kasie Hildenbrand said Tuesday. Council members said previously that they did not want to isolate neighbors by income.

Braddock and Logan returned with Tuesday night's proposal, which the council liked. Braddock and Logan will also pay $1 million to the city as a "community benefit."

The City Council also approved plans for a 106-unit single-family housing project in the city's northeast corner. The neighborhood off Fallon Road has a French country theme, open space, a one-acre linear park that will connect to a nearby trail and a community garden that could be a vineyard.

The project also has eight "duets" -- houses on separate lots that share a common wall.

The gardens and park will be developed by Standard Pacific Homes, the project's builder, and maintained by the homeowner's association.

The Planning Commission had concerns about whether the association fees would burden the homeowners, given the amount of open and park space to be maintained and the relatively small number of homes.

A Standard Pacific representative said he believed the fees would be about $200 a month, based on other projects with similar amounts of open space.
